Use the area stated in the land document
Enter rai, ngan and square wah from the document and convert to square metres for a common basis. The tool does not inspect boundaries or certify actual area.
Keep arithmetic unit price separate from appraisal
Price per rai, square wah or square metre is division of the total you enter. It is not a government appraisal, market valuation or transaction recommendation.
Prepare both appraised value and sale price
Transfer fee, specific business tax, stamp duty and withholding can use different bases. Select conditions from actual facts and do not add SBT and stamp duty without checking the rule.
Confirm the property and official amount with the Land Office
Temporary reductions, exemptions, transferor type and property facts can change the total. Use the result as a planning budget and verify the address, document identifiers and official amount before transfer.
